How We Structure Investments

Adelaide Property Fund is regulated by ASIC under AFSL 514063. Capital is raised through the fund and structured to provide investors with clear security and full transparency at every stage of the project.

Loan Agreement Investor funds are secured via a second mortgage loan agreement and a permissive caveat registered over the title in favour of the investor. The caveat is lodged upon land settlement or receipt of funds and removed once project settlements are due to occur.

Shareholding Investors may alternatively purchase units in the fund's unit trust, retaining shares in the entity that owns the land. A permissive caveat is also placed over the title for added security.

Monthly Reporting Each month, investors meet directly with our Managing Director to receive a detailed project report covering transaction history, cost-to-complete summaries, and updated profit projections. Full transparency, every step of the way.

Managing Director

Timothy began his career in finance across corporate lending and asset restructuring before founding a house and land sales business that continues to operate today. That foundation gave him a rare commercial perspective on the economics of building and selling property one that naturally evolved into land acquisition and development.

Building his track record from the ground up, Timothy started by securing off-market opportunities through direct engagement with local landowners. His first project at 9 Pioneer Street, Findon set the tone acquiring a corner allotment with minimal capital and selling the proposed title prior to subdivision, profitable from day one.

Since then, his companies have delivered over 500 homes, lodged more than 600 development applications, and built a pipeline approaching $200 million spanning residential estates, multi-dwelling housing, mixed-use apartments, and industrial assets across South Australia.

Arthur Weng

Investments & Compliance

Arthur holds dual Master's degrees in Accounting and Finance from Deakin University and serves as a Responsible Manager under AFSL 514063. He brings over 15 years of experience across investment, financing, and compliance in Australia and the Asia-Pacific, having worked across real estate, fintech, financial education, and logistics.

In his broader practice, Arthur oversees more than AUD $5 billion in assets under management. At Adelaide Property Fund, he leads investment compliance, fund monitoring, and investor relations ensuring the fund operates to the highest regulatory and reporting standards. He also serves as the fund's Asia Partner, extending its reach to sophisticated investors across the region.
